Takuan, Thanks for your advise and concern. I admit our market is seriously overvalued. But remember the negative gearing policy, it may provide a support, I guess.
Property market is much like stock market. Once in a whole you can find some depressed prices when the sellers have to sell. The liquidity is horrible, or course, the discount you can get is often huge too.
Also like stock market, there is growth property in good certain location, and dog property too. You just need to DYOR.
The market is pretty much like this (in general)
$m1.5 and over down 20-30%
$m1.0-$m1.5 down 10-20%
$m0.5-$m1 down 1-10%
$m0.5 and below, hold up well.
Overall, The market is determined by affordability.
