concern with us is while they head towards a recession now there is inflationary issues creaping in (mainly fuel driven) so are they heading for stagflation this is a real concent
most leases in Aust are CPI based increases so the inflation in Aust is good for rentals gowever borrowing cost negating this issue.
In the us there are number of centro leases that are turnover adjusted retals so rising costs but falling growth is very danerous for the risk of te tendency hense property values in the US will continue to come down
scary times but if they can ride out over next 3 years many vaues they have paid in the US previously may seem very cheap again.
