So on your reasoning, the only measure of a property expert is there ability to predict prices for the following 12 month period?

On your measure, then none of the property spruikers wheeled out to oppose Keen are experts because at this time last year all of the APM, REIV etc media 'experts' were gibbering about continuing gains in 2011. All wrong.

The real measure of an expert is someone who can make a rational argument and support their argument with relevant data. I mean really - I know all you bulls have skin in the game, but doesn't it resonate with you just a little bit that there might be a problem when:

- the average house costs NINE times average income,
- Australia with amongst the lowest population density has amongst the highest land prices, and
- house prices are built on a house of cards of government subsidies and intervention (if you bulls are so sure prices will go ever higher, why would you care if one of the cards were removed - eg neg gearing or 1st home buyers grants)??
