    Kincella ..Im with you 100% , completely agree .

    Certainly not meaning to be critical of Stockland , but this is why blocks can now be smaller ..construction , plus taxes ( on all levels ) are over the top .

    Give you an example , I purchased a block in 2001 ( I think ) around then for 51.5k ..Construction / levies / taxes are more than that now ( 55 k ) ... Therefore the only way some developments can work is with smaller blocks .

    Mr Stockland is well aware of the affordability issues ..So he has to say .." Houses are Too large " ..

    Fact is , like every developer ..he really couldn't care how Large/ Small the houses are ..he wants to sell his developments and increase margains ..Thats his job !

    The return then flows to shareholders ..but thats the reason for his " announcement " ..if thats what you call it .
