Sure prime retirement had good assets , at the collapse it did have a big NTA to SP .
But you would only need to look at cashflow EDITDA 11 mil to service a loan of 300 mil .
Blind Freddy can see that the prime trust EDITDA is not even enough to service the loan . Collapse was inevitable .

Once the EDITDA has deteriorated and there is debt , it is all over every time . Have a look at FKP Ebitda over the last couple years ( very very healthy ) . !!
