Several above come across as having far superior industry knowledge to my own but I ask the following:
-Would the directors have recently invested substantial amounts of their own money if the above concerns had merit?
-Would the lender have allowed drawdown of any facility were they not satisfied with the viability of the project?
-Would several multinational fertiliser distributors have entered into TorP agreements without adequate due diligence?
-Would the share price have risen ~60% in the last year (which has seen several dilutive equity raises) if this were a white elephant?
