We are now at a yield of 10% which is starting to become more attractive, but not quite there yet for mine.

47% of the portfolio has a lease expiry in 3 years, and in the current FY (FY17) there 27 individual lease expiries.

I would like to see some headway (by way of ann to market) that they are re-leasing these B-Grade industrial properties without giving away the house by way of lease incentives.

I'll still keep my powder dry until we are in the low-60's representing >11% yield and we get some clarity on how easily (or otherwise) these leases are being resigned.
