My guess is that the NTA is an underestimate.
Reason is that during the gfc we successfully renegotiated our debt to take advantage of lower interest rates. This triggered a revaluation of our property portfolio and a loss of $6 million expensed in P&L (accounting standard requires this).
So assets are presently stated in the books at depressed values.
sp could be closing in on $1 this time next yr.
