without getting too complicated here goes:
currently the AMP building's rent values are at approx $650 sq/mtr + Gst + Outgoings at approx $154 sq/mtr + Gst.. car bays are at $650 P C/M. + Gst, this is taken off a current lease adv for level 15 in the building, so i would say it wouldnt be far off. Rent reviews are at CPI + 5%
After West Perth SDL had both registered and head office address listed at St Martin's tower. Rents here are at $650 - $700 sq/mtr + Gst + Out goings at $175 sq/mtr + Gst, and car bays at $750 P C/M + Gst.
45 Ventonr Ave is in the vicintity of $450 - $525 sq/mtr + Outgoings (sorry couldnt get an accurate figure) but it would be around the $125 - $145 sq/mtr + Gst.. Not sure wether car bays are included with the lease however the Brochure for The Park Business Centre does not state is has any. So i guess it would have been street parking. From the floor plan it is partitioned in quite small separate office suites so if you would be expanding I guess it would not be suitable. This address does house quite a number of mining companies hoever, so it would be quite a hub.
So it woould seem that the cost would have increased moving into the CBD however the move from St Martins tower to the AMP Building would have saved a signifivant amount depending of course on the total number or sq/mtrs they are leasing..
Also on another note, we should all be investing in CBD car parking bays for the great return :)
