    Geez Justis you swing and swap your story like I change my undies!! First it was investors wernt impacting the market, then it was negative gearing, then it was property is long term, now its not negative gearing because they would all be sitting on significant cap agins?

    Woudl be interesting to see if you are actually in front? Sure you may have $200k cap gains but if you sat on negative gearing at 17% and no cap gains for years the ole P&L woudl have been dripping in red...

    I seriously doubt many prop investors have a true idea if they are ahead, or what cap gains they need to be ahead.
