hawkers, I knew nothing of the stock exchange back in the day and I would expect that the average worker knows much about equity markets these days let alone be comfortable with investing in them.

Based on what? your opinion? and what qualifies your opinion?
Sure property may not double in value in 10 years time, I never thought my $40k property would one day be worth $100 and when it did I never thought it would get to $200k. And if some one had said back then it would be worth over $500k I would have laughed at the suggestion.
Do I think it will be worth $1m in 10 years time? had to imagine but I would not rule it out.
