yeah I know the old stock market saying isn't quite apt for the property market...my point was that bears can be right eventually but by the time it happens they can be a long way behind (opportunity cost).

Everything rational says to me prices are unsustainable but I own property...you can't easily swim against the river of money. But the flow will change one day, maybe unemployment will cause the turn, maybe something else.
