andyk_79, new estates, particularly in the out skirts take ages to become established and start seeing appreciation. As you pointed out vacant land in the area holds it back.
If you can renting it out is probably your best bet.
harkers, I am not aware of investors and SMSF driving up the market. Sure they are part of the market but predominantly it's first home owners and those trading up that impact the market.
