    But what about the small fact they have a loan due they can not pay or refinance and will also be in breach of covenants and basically at the mercy of bankers.

    What makes you think they will ever come back online again?

    Also BJT's portfolio is of much higher quality. However I would take any of their so called "independant valuations" with a grain of salt...
