Why do you only provide two simple scenarios to choose from?
What about moderate demand with downward pressure on price caused by increasing stock levels outweighing demand, with rising cost of mortgages or lower availability of credit reducing buyer bid prices. when buyers start seeing purchase option increase/competition reducing and prices shifting lower, their sentiment will lead them to put in lower bids then they otherwise would.
