Does anyone have experience or wish to comment on the Australian Unity Syndicated property funds as a form of investment. On the surface it looks a reasonably secure investment as a first mortgage with regular monthly payments but am a bit puzzled as to why a property developer would source these funds and pay a considerably higher interest rate than a bank would charge. First thought would be are the risks for lenders higher? although on the face of it appears reasonable. Just looking to spread some SMSF funds to different focus
