Nothing is as simple as that KJ.
There are some deals which have been based on realities but they have not been made by the Syrians themselves.
Firstly, Turkey is in face saving mode. Turkey doesn't have US support because the US isn't wearing the "rebadged" version of Al Qaeda as anything but Al Qaeda.
Secondly, both Russia and Turkey need bilateral trade and both need the Turkish Stream (Gas pipelines to go ahead) . Russia also wants to build nuclear power stations in Turkey.
BUT Russia isn't changing direction (militarily) on the ground by much. There is friction between Putin and Assad and Iran can't afford to keep this war going indefinitely. Russia supports the SDF (as does the US ) but there is friction between Iran and the Kurdish backers of the SDF (the PYD/YPG).
What next? I don't know. A key issues is wither Russia can (or cannot) progress some sort of deal between the Regime and the SDF because neither can control the whole country and the fighting between these parties needs to stop if Russia is to progress its interests in any direction. This task is easier said than done.
So what does Turkey get? The answer is a much smaller buffer zone than it originally wanted and its fighters remain under fire from the Regime (and visa versa) albeit with the Regime maybe getting a little less air support around Aleppo that the originally wanted. As posted by others, the Russian focus has switched slightly to Dier Ezzor because there are not Turkish militia there.
What does the Kurdish/Arab/Assyrian Federation get. They will likely get to link the old Kurdish cantons and they get to invite Arab tribes into their fold thorugh the offer of autonomous civil administration. They will be maintained by a carrot and maybe a stick US policy framework. They get their Federation with it's decentralised autonomous provinces but their can't be any alternative militias in this space ..... otherwise it will fall apart.
Will the US be happy? Yes and No. Yes because the Federation and it's underlying secular governance model ticks a lot of boxes. No because the Turkey still gets something of an Al Qaeda/Saudi styled mini-state, that could in time become the undoing of Turkey itself.
