With high occupancy, quality defensive and strong anchor tenants (as shown through the GFC), trading below NTA, I would think it is an attractive target. Understand that T/Os is normally adjusted for such litigation liabilities and would have conditions attached to the offer which would adjust accordingly. so not necessary a deterrant for T/O talks...
I'm of course biased as I hold the stock, but I think the fundamentals are there and am a long term holder on this...
