yep, that chart is the perfect clarity of why this makes so much sense. Better to buy the one ripe good apple, than 4 that have worms in them.
the contiguous land with agreements position they have accumulated, the IP, is worth take over by regional peers.
Finance in place, they know that we begin construction, and a re-rate sp, means that the longer they wait, the higher they have to pay.
