    And I will tell you why any other property manager with high gearing will be crapping themselves. Back to 1989. Once Armstrong Jones went under it fixed valuations for property in that class with that income stream with that debt with that vacancy rate. The other property companies were forced to adopt like for like valuations and it caused a domino effect in the whole industry.
