Well every market is different and every sector is different. I sold a property in Perth last week here's some stories of buyers.
On market 3 weeks 40 people looked thru property.
One young couple came back twice and they got a knowledgeable friend to help. He picked on everything and talked them into buying another property, slightly bigger and cheaper. Property they bought backed onto highway and there was a street brawl there and somebody shot couple of weeks ago.

Sydney investor sends list of 100 questions to three agents in area. willing to give cash low ball offers.
Agents told him to p off this is not Qld.
    The oldies
One old couple came back three times, got their kids, all loved it but they would not put offer, waiting, waiting.
Young girl visits twice tells agent nothing, offers almost asking price, counter few thousand more signed sealed within two hours. Five similar properties sold in area in 4 days and no new stock coming on market.
The area was featured on news and has been in property mags as hot tip. Not back to boom times with multiple offers on first day but sold within three weeks at 15% more than last year is not bad.
