it wont trade at $1.50 ever. the poster is wrong. the assets are of good quality, albeit purchased at high prices and low yields. their main sector is childcare just like ARF. Childcare is probably the best sector of commercial property due to the long lease terms, with industrial/logistics and healthcare.
it will likely just trade choppy the next few years once FFO is at neutral coverage, once the developments kick in.
