Rental income growth is driven by annual increases in all leases, with 46% of leases linked to CPI and 54% of leases set up with an average fixed increase of 3.1%
also remember every few years there will be clauses in the lease for market review too, which if inflation runs too quick… these fixed increase properties might get another boost in rent …
so I will be very surprised if the rent won’t cover the increase in rate
