    The inflation kicker offsets most – if not all – of the earnings drag from higher interest costs.

    plus they have hedge positions in their debt with various maturity periods…. Gearing is reasonable at 40%….. compare this to during gfc when reits were absolutely smashed… back then liquidity and financing all ran dry, gearing close to 80%, high aud and interest rate at 7%……

    none of that exist today
