    Hi,
    There is another factor to take into account.
    If I have 200k of shares with a 4.9% dividend fully franked, that gives me 9.8k , even if I don't get the franking credits.
    Now, what amount would I have to invest in direct property , to get 9.8k clear?
    Probably more than 200k.
    Capital gains, might, or might not, make either option better.
