rebel, i would like to correct your figures

you said "Loss of Income on $50k dep $ 3000"
you are going to pay 40% of 3000 in tax if you are in 40% bracket, so the loss is 1800 wewnot 3000 as you mention.

Another thing you mention was loss of 4500 per capital. you forgot -ve gearing on 4500, so if you are on 40% bracket you are going to get back 1800 back so the loss is 4500 - 1800 = 2700.

You didn't mention that you can claim 2.25% of the building cost.

if you agree, please include this figure and re-calculate it.
