you are especially right about the kitchen and bathroom
20 year old renos from 80-90s may be servicable, but I find it best to get something that is original if possible, ie falling apart (not structure) as then you are not paying for say 1/2 the value of it and ripping it out.
it also really does depend on location, ie you can do more if your neighbours house is around $1m, and land value is high.
can you explain this more
