Interesting thread.
Am looking at doing some work on our place - we are thinking of moving but decided on renovating. Problem with moving is that with stamp duty, agents fees, legals, moving costs, utilities etc you are up for $100k on moving house. So decided to spend that on a reno instead. Would probably overcapitalise slightly but we have no intention of moving so not a problem IMO
