    The problem there is that governments over the last 30-40 years have slowly moved away from providing public housing, rental properties for those who could not buy. To the poin tthey now provide very little public housing.

    They have been happy to let private investors come in and provided what once required a very large capital outlay by the government.

    The problem here is that human nature being what it is greed took over. To a large degree it is only natural that an investor would want the largest possible return on an investment but to prevent some very serious social problems developing, housing must remain affordable.

    Which why in my opinion residential property investment is fundamentally flawed. It must generate a retuns above inflation to be a good investment but it must also have a growth rate close to inflation or at least real wage growth to remain affordable.

    At the same time unless governments start a massive program to build public housing private investors must remain in the market to provide what the government is not.
