That's right pwinnie - and there have been several economic recessions and a few depressions since then.
It's all cyclical....but maybe not for the guys who have come to truely believe, and have made investment decisions based on an insane rationale; that property doubles every 7-10 years.
As for debt being irrelavent- that's wishful thinking. It's more probable that your renter will be in a position to buy your debt for a pittance, and become your landlord.
