There is definitely change in the wind . You've really got to look at what's happening and sometimes forget your own preconceived ideas.
The 1/4 acre block is gone . Partly because of land price but also because of maintenance and wasted space .
I subdivided a block recently . I was going to build 2 houses on it as I thought that was the thing to do . The builder talked me into building 3 townhouses instead . 3 bed , 2 bathrooms , double garage with internal access , small media room and a nice outdoor space off the living area .
In short , the builder was spot on . They have been very successful and all the people that looked through them commented that they are what everyone wants . I rented them before they were even finished .
It prompted me to look at what the market was doing rather than what I thought it was doing . I discovered that there was a big difference .
I reckon the strategy with your villas is a good one . Location is everything and quite often people get priced out of their own suburb . Trading down to a villa not only makes financial sense , it has a practical aspect to it as well .
