when I applied for the loan the interest rate was 12%

the building society stuffed around for about 5 months before it was settled. My budget could handle 12%, but it was under the labour govt and interest rates just took off, I was locked into a contract. I did not go and borrow with 18% in mind. And we did not have the option of 6-7% rates then, it took another 30 years before interst rates got so low.
Hence I am laughing now, so easy with such low rates
and my average loan is about 30% of the mv (todays low mv)
    cheers
