Generally agree with your post.
And if you discount investment assets by say 175 basis points, ie take the average cap rate from around 7.75% to 9.5% then you get about a 14 % reduction in value which puts your SP based on NTA at or around 0.63 cents.
Very basic but agree the SP is way oversold. Hang in.
