    The housing affordability problem can be solved
    Muni, Stare & Comm Governments stop using
    housing as a cash cow:
    Muni:
    -massive council fees for sub developments, DA and massive Rates levies and other fees/charges levies on new developments

    State:
    -Massive Stamp duties (eg S/D on average Qld house of $800K= $20K!

    Comm:
    -GST on developments/subdivisions and new builds.

    For a new house of say $800K in a new development these combined charges
    can amount to $150K or 18.75% of the cost of the house.

    Short term strategy to stimulate house building:
    -3 year amnesty on all Govs charges
    -Allocate social housing exclusively to the Councils & funded by Comm Bonds
    -10 year social housing rental deal with the opportunity for the renter to buy for the balance of that house's bond/loan.
    -otherwise, sell the house on the open market and restart the cycle.

    IMO Governments have made housing their cashew businesses rather that delivering a social
    service, namely affordable housing.

    Why?
    Because he policy makers/ politicians/civil servants all(middle class) have skin in the housing market
    and call the shots with self-interest....not the general good
