A pretty good summary of the situation I'd say DK.
I've been saying for a while that the company will look to raise the remaining funds via debt and I am not changing my mind on that. The low NPV seems to be a bit of a give away as raising of the remaining funds via debt would explain the modest NPV of US$56.2, raising funds via equity would put NPV nearer US$115m which would obviously be good for investors just buying in off the back of an equity raising but not good for long termers.
