Thanks Steve, I agree with bug1 that it's good to hear different strategies, obviously it's worked for you so that's all that matters . Only reason I included debt ratio was for my preference when taking into account possible rate forecasts. And by "future PE" do you mean forward PE? If so then yes my spreadsheet does have that but I've personally found from past experience that PE ratios tend to fluctuate and more of a trailing indicator rather. I.e as soon as a company downgrades profits their PE ratio obviously will skyrocket. Future PE is more of a guess imo.

Thanks again for sharing some of your insights, to me this is how HC gets it's value not by blindingly upramping or senseless arguing (unless it's constructive)
