in the absence of an economic shock, a slow japanese style deflation is the most likely scenario here.
I think its inevitable as the people who hold a significant portion of investment properties also dont have much super and are about to retire and taxes have have to go up to support them as well - the grey tsunami is coming
And new immigrants dont have the money to buy the top end real estate
if prices start to fall, Ponzi speculators will leave this asset class
governments will do what they can to prop it up though
