normally on ASX i noticed most REIT tries to manage their gearing around 30% ... so 48% is massive on comparison .. IMO.... ! .. at the moment book value is high and that is the only plus i can see as location they have property are hard to replace/find in EU.. IMO.
i bought this stock in 2020 then hoping it will recover and then end-up selling out of frustration as i was not getting dividend neither getting capital gain (as price fluctuates up & down).... so sold with minor gain... however trader would have money if they were smart with their entry & exit timing... IMO.
