Mate I agree and I battle with the values of certain properties and what people want . I simply have no idea most of the time . Some areas get premium prices cause it looks preety , the fact it is facing the wrong direction and a crap design just doesn't seem to matter to some .
I went to another auction on the weekend , council rates value was at 960k and improved value just over 1 mill from memory . Yet the block had a small frontage and no driveway other than through a neighbours property . The block had a sewerage easement running through the middle of the block [not down one side or across the back but through the middle ]and the lower half of the block was incredibly steep and subject to erosion and major land slip . It also had atleast 5 overlays on it . IT WAS A SHOCKER but it was passed in at 961k which is still insane with several general bids . INSANE .
