but as they say, never say never, if events here were even 50% of those, say, as per the Irish experience (excluding unemplymnet issues), with Goolia & wayne out of harvey norman & pink batt tickets, a rate lower than 2% (a guess) could happen... anythings possible in a credit crisis, debt deleveraging double act...imho ofcourse
