    Plough, yes with the new Queensland tenancy laws that have been introduced in regards the changes in Periodic lease agreements

    Landlord or property manager, needs to understand the legality's to protect him/her self.

    My golden rule from here on in, is to always place a end of tenancy date on each 6 or 12 Month lease agreement, as failure to take this action will enable the tenant to enter the periodic stage of the tenancy in to which it's near impossible to have the lease terminated, unless the home is sold.

    Personally as of now I will never lease a home out for longer than a 6 month period & always have a vacate date written into the lease.

    If it works out that the tenant has been excellent, then you can then enter into another 6 month agreement with again a vacate date written into the lease.

    Then pretty much its a rinse & repeat of the above process, until the time comes that the tenant no longer wants to resign the agreement.

    FAILURE TO FOLLOW THE ABOVE, Is setting oneself into one hell of a legal situation of recovering ones home from a tenant.
