Have a friend who is a landlord who is in this situation, tenant who has been good has been there for about 6 years , and now friend wants the tenancy agreement ended so can do the property up , for a new tenant , but with that law change it is going to be difficult to do it seems.
I have suggested doing up one room at a time while the tenant is still there , still that is not ideal .
There does seem over reach by the govt on rules for Landlords as its restricting their ability to maintain their properties which seems counter- productive in having a good standard of occupancy .
