I think you have some valid points, however also good to consider the quality of management and their history and the fact they bought significant parcels on market at 1.2c.
I keep coming back to they wouldn't want to risk their credibility on a failed "small" project . There is obviously a larger plan at play here.
The timing couldn't be better for this project. I'm backing management to deliver.
