imo, negative gearing is a superstition
eg. $125k pa gross wages @ $34k tax
$25k loss on investment property
tax becomes $25k
$25k loss gets $9k back in tax
net loss = $16k pa
therefore the property must appreciate $16k pa to break even
OK when buying property at the right time, such as those that bought pre-2001
