    l think you missed the part where I said I support negative gearing

    Insurance is a last resort but you would be retarded if you were a landlord without it.. you pay the premium and if things go pear shaped and you are stupid or incompetent enough to have not screened your tenants appropriately, thankfully insurance companies will assist you to recover some cents in the dollar

    I know I took out the policy and ran it while letting my property

    thing is my tenants loved me and to be honest I think I never lost one weeks rent.. in seven or eight years

    not a bad strike rate hey

    Your tenants probably thought you were a tosser and 'forgot' to pay

    don't know but yeh if you're looking for sympathy or a hug regarding your difficulties with managing people you may not find much here
