Yeah it's probably fair value atm imo or maybe it could run up to $6.

Definitely not a screaming buy (I've just ticked over one year on my purchase at $2.93). But as you say, the dividend yield over 5% is increasingly hard to find in this market and there may be some bump to earnings from the rebuilding after the fires.

PE is definitely not stretched in a low interest rate rate world, freeing up some room to the upside. Probably a hold for me at this point. Sub $4.50 I'd think about adding.
