    Some very good advice - don't be in a hurry but keep looking and researching as you need to be able to develop a feel as to when you have a real bargain in front of you as they will appear from tome to time. Came across a fellow the other day that bought a house 300k under sale price in an outer suburb admittedly, near the beach, from a builder. Even if sale price was inflated what he bought was high quality quite a bit lower than the lowest price in the area.

    Where you are is still seen as a desirable area and if you know your market you will know a deal when you see one.

    Keep checking the Reiwa site, paper , private sales etc and have criteria in place beforehand to avoid an emotive decision.
