Dunno, I see and plenty of money in Australia begging for a home, investment grade yields ridiculously low, new funds being created, SCG continuing to flow in year on year. Cash and low risk paper doesn't look like returning anything worthwhile for the foreseeable future so the weight of funds wanting a return just keeps building.

We're a conservative bunch, we love dividends, rent and consistent returns over speculation, volatility and unicorns. Investments that meet the brief are priced very fairly but until that time can often be unreasonably discounted.

That's where the opportunity lies, find a future income stream you believe in. Line it up at what you think to be a decent price, execute your strategy... and wait (the bit 90% can't do). GL.
