No one has the foresight whether you are a retail investor or a institution to forecast short term price movements 100% of the time. You are better off loading up on good stocks on the way down/over time and by DCA. I invested a big lump sum into them in March 2020 and have been reinvesting the dividends since then. Like you say their profit margins are going to increase when interest rates start to move up and they will be able to comfortably start paying size-ably bigger dividends when that time comes.
