A taxpayer in the 30% income tax threshold, would earn tax free dividends on bank shares because of the franking credits.
A super fund or retiree in a lower threshold gets the difference between the 30% and their marginal rate refunded as well.
Compare this to rent which is taxable at the marginal rate, no franking credits and definately no refund.
You need a property renting at over 10% yield to match the after tax income of a bank. Good luck finding that, rental yeild is something like 4% (before costs) in the major cities at present.
